The client owned a 2 bedroom property in 3 acres but within the Green Belt. They wished to replace the existing house with a much larger family home built in traditional style and in keeping with the local setting. The local policy restricted replacement buildings to be no greater than 10% larger, in volume, than the existing building.
With careful design, and calculation, we were able to achieve planning consent for a 5 bedroom/3 bathroom house of 268m2 (2880ft2) with a 10m x 5m kitchen /family room and large folding patio doors to make the most of the beautiful garden.
