Planning Applications for new builds and extensions

We survey your existing property and produce detailed 2D floor plans, elevations, site plans and sections (if required). We would then submit the drawings for Pre-Application advice (if advisable and the client agrees) and negotiate with the Planning Officer if any amendments are needed. Once final designs are agreed with the client, we would complete all necessary forms and submit the application via the Planning Portal. Once the application has been registered, we would monitor it and liaise with the Planning Officer until a decision is received.

Certificate of Lawfulness for extensions

If the desired extension falls within Permitted Development, a full Planning Application is not required. Although the permitted works could be carried out without this, we would usually recommend obtaining a Certificate of Lawfulness for any reasonable size of project. A Certificate of Lawfulness is a useful document to keep in your possession for when you eventually wish to sell your property. Buyers solicitors will often be unsure as to whether a planning application should have been made for an extension or loft conversion, but a Certificate of Lawfulness confirms that you were legally able to do the works without one.

Building Regulations drawings and submissions

Building Regulations are separate to Planning Control and a BR certificate will be required for most building works once completed. Building Control is concerned with how any works are carried out and ensure that they are build to the correct standards to comply with the Building Regulations. This can be done by producing full BR plans and submitting them to Buillding Control for approval prior to commencing works or, on simple extensions/loft conversions, by having the works inspected during the build by the Building Control Officer. We can assist in advising the best option and producing the drawings and managing the Building Control.

Plans for renovations/ alterations not requiring planning consent

If the desired extension falls within Permitted Development, a we can produce simple floor plans for a redesign of your existing layout of your home or more detailed plans for builders to quote for extensions that do not require consent.

Structural drawings and calculations

We work closely with a number of Structural Engineers and can obtain all structural details required for Building Control and builders.

Interior Design

We can produce simple 2D drawings for a revised payout and obtain 3D representations and designs together with full quotations from a number of kitchen suppliers.
